Sales of previously occupied homes plunged last month to the lowest level in 15 years, despite the lowest mortgage rates in decades and bargain prices in many areas.July's sales fell by more than 27 percent to a seasonally adjusted annual rate of 3.83 million, the National Association of Realtors said Tuesday. It was the largest monthly drop on records dating back to 1968, and sharp declines were recorded in all regions of the country.
Sales were particularly weak among homes priced in the lower to middle ranges. For example, in the Midwest, homes priced between $100,000 and $250,000 tumbled nearly 47 percent.
Robert Samuelson had a good rundown of the problems in the housing market yesterday. Naturally it boils down in good measure to idiotic government policies.
The irony is that, in failure, the GSEs (Fannie Mae and Freddie MAC) have become more important than ever. Private lenders, which once regarded a mortgage secured by a home as a highly safe investment, now see it as highly risky. Few new mortgages are made without government guarantees. The GSEs continue to operate and, along with other government agencies, guaranteed about 95 percent of new mortgages made in 2009, reports Inside Mortgage Finance, an industry newsletter. Since 1990, the government guarantee share had fluctuated between 30 and 50 percent.This means that sudden withdrawals of support might deepen housing's depression. Economists Phillip Swagel of Georgetown University and Donald Marron of the Tax Policy Center, among others, have made sensible proposals to scale back Fannie and Freddie. But done too quickly, they could backfire.
"This is not a good time to make permanent solutions for housing," says Guy Cecala, publisher of Inside Mortgage Finance. The single-minded promotion of homeownership failed and, paradoxically, undermined the American dream. It contributed to the housing "bubble" and favors housing investment over new industries and technologies. But to end it, we need to make haste slowly.
So the government tries to level the playing field and make it fairer for people to have access to homes they can't afford and they wind up screwing it up for everyone...socializing misery.
At least we've learned our lesson and would never expand government into something as basic and important as health care. Oh, right.

Add in the lack of 'code' in housing, the absence of the mortgage industry forcing the ever climbing cost of land, and the desire for "mega-sized!" homes and the 'dream' was a lot easier to engage in 75 years back.

Why do they want people to live in private houses if they don't like the suburbs, don't like private property, don't like families, etc. It doesn't follow their general philosophy. Absolutely. I have been sitting on the funds to buy a house for two years now. I've looked and really haven't found anything I'd consider worth going into debt for, especially if I'm already going to still lose value on the home (and I'm only aiming for the $100,000-150,000 market).

The Commerce Department will report on Aug. 27 that the U.S. economy is growing more slowly than previously thought, expanding at a 1.4 percent pace in the second quarter, according to a Bloomberg survey of economists. The Commerce DepartmentÂ’s initial estimate for the second quarter, released last month, said the economy was growing at a 2.4 percent pace.

Means to an end? By insisting mortgages be given to people they know were bad risks for repayment (lack of fiscal discipline, whatever) they could crash the system (a word I use because I don't know the real word) that allows more savvy people to purchase private housing.
...but there are still a couple of corporations/landlords controlling rental housing. I'm sure they'll be crushed under the energy tax/rationing bill, or a second FinReg.

If you look at the long term home prices in the U.S. going back to 1890 home prices basically follow inflation. If you remove inflation as a factor home prices have only increased since 1890 by 0.4% until the artificial bubble was created and then they shot up. In some locations they literally exploded.
People are not going to start buying again until they are reasonable "safe" in their jobs and they have reasonable assurance that the home they are looking at buying will not drop in value by 25% a year after they buy it. (and the banks will not lend on it either for the same reason).
So there is the answer but these things all have one thing in common. We have to get the communists and fascists out of congress and the WH before either one will have the remotest chance of happening.

I've been stopping in at open houses, just to see what's out there. House prices are significantly dropping. Inventory is coming online every day, adding to the unsold stock. This is great from a buyer's perspective - if you can get financing.
This will not turn around overnight. It's going to be a rude awakening for sellers who are determined to stick to their price while more motivated sellers are cutting down to what the market demands. I'm now seeing single homes with a half acre or so going for the same price as 900 sq. ft. condos three years ago.

I bought a house in 2007, right before 'no money down' became a dream once again. I was prudent in what I was buying, and made sure that I could afford the mortgage payment. The rent doesn't quite make the payment, but my expenses are such that I'm not hurting, and in another year I should be able to refinance at a much lower rate and start putting the extra money to use. Actually, if the market continues to suck I may be able to snatch up another house in the same area for dirt cheap.

To help bring stability to the market, the Obama administration will offer $1 billion in zero-interest loans to help homeowners whoÂ’ve lost income avoid foreclosure as part of $3 billion in additional aid targeting economically distressed areas.
The Department of Housing and Urban Development plans to make loans of as much as $50,000 for borrowers “in hard hit local areas” to make mortgage, tax and insurance payments for as long as two years, according to an Aug. 11 statement. The Treasury Department will also provide as much as $2 billion in aid under an existing program for 17 states and the District of Columbia, according to the statement.

I have considered this option, buy a modest home for me to live in, and then a condo to rent out. Due to past experience as a rental unit owner, I would never want to deal with more than one rental. In a recession, stay away from one BR units. They're quick to go vacant, tenants tend to double and triple up to save rent money.

I look at everything they do as something that advances their marxist/communist ideals.
They really don't want people to "own" homes, they could give a rats ass about private property. Private property only hurts them; people who own property tend to be more conservative and stable. I can see their wanting to take over the industry like health care or cars but not encourage actual private property ownership in the real sense.

Socialism isn't about making everyone equally rich, it is about creating a new over-class while making everyone else equally poor.
Seriously, the whole point of socialism if you bother to read the books is to replace the aristocracy with a dictatorship of the workers, which would then dominate all of the other classes (not just the bourgousie, but the peasantry as well). This is where Leninism is different from socialism, because he envisioned a partnership between the peasants (of the poorer sort, not the ones who owned anything) and the workers.
However, in both cases the actual leadership would be the 'vanguard' of the enlightened -- a new ruling class. This is the design. This is why socialist Europe and the American socialist left are so elitist at their core. It isn't a by-product. It isn't a bug. It's not just a feature, it's the whole point.
This is why the media celebrates the Clinton mega-million-dollar mega-princess-wedding while millions are jobless. This is why Michelle's million dollar trips to vacation resorts aren't vilified by the democratic propaganda machine (ie the mainstream media) as excessive displays of privileged consumption. The democrats are the new aristocracy, and we are all peasants under them.
Actually, 'peasants' may be a bit optimistic. Serfs may be more accurate.

You'll also have to assume that they don't figure out a way to regulate any profit that you make from rent. It's very possible that, if they stay in power, your properties become "rent controlled" while your taxes increase.

That always happens at the local level. State and Feds don't do rent control like that. That is an excellent example of why having not enough home owners and too many renters is generally a bad thing. The best way to keep housing costs down is an ample supply of housing. Rent control ALWAYS kills that dynamic.

It sure can be. A good management company is always worth more than you pay. It's never a guarantee, but it sure helps. Having been on both sides of the equation, the breakdown between scuzzy tenants and scuzzy landlords is about 50/50.

If your going to go all socialist on us, just tell the lenders and insurers that for a period of 2 years, they cannot collect any mortgage payments, disclaim coverage, cancel or fail to renew a policy. That way, the onus falls on the lenders and insurers who were unfortunate enough to lend these people money or insure their property.

I bought my house in 2009 in part because of the 8000 dollar tax credit. I was on the fence about buying, but that pushed me into home ownership.
It doesn't suprise me now that the 8000 dollar offer is gone that people like me, who were on the fence, are deciding to continue to rent.

there is an article in our local paper about how the government slipped in a tax on corporations foreign profits, effectively taxing them twice, which will in all likelihood cause these companies to sell their foreign assets.

They don't actually believe the shit that pours out of their lying mouths. The democrats dealt-in the middle class on the relaxed standards of redistributionist lending. In doing so, they directed streams of mind-bogglingly huge sums of money into the GSEs. They skimmed with their grubby little hands. It was plain and simple graft.
The lesson that the GOP needs to learn from this is that there's no such thing as "good" social engineering.
The GOP fell for it to satisfy their "compassionate conservatism" and Rockefeller Republican paternalism impulses on the no-brainer that everybody knows that high rates of home ownership are good for society.
Anything that everybody knows is suspect right off the bat.
One thing I know for damned sure is that there is a fairly large percentage of people in this country who cannot make it through life without supervision. On the one hand, I don't think it's government's job to supervise them (at least until they cross the lines necessary to put them in the graybar hotel or seat them in old sparky where they belong). Depends on the State you are in. Generally speaking if you are in a blue State the same things that kill their economy also kills the renting business, ergo rent control and other socialist programs.
In SC a renter has some "protections" nothing really unreasonable and you can throw them out after non-payment. That process says that you give written notice of late payment and then after 14 days you go to a "Magistrate's Court" and get an eviction warrant. You can then kick them out including removal of all their stuff to dispose of as you see fit.

Also if you live in one of the blue States that is on the verge of bankruptcy you do not want to buy a house. An area that is about to be abandoned will have radically falling home prices even if they had not gone up a lot previously.
Real estate prices have ALWAYS been about location, location, location for a long time and that will never change. What makes a location a good thing are a few major factors; number 1 availability of work, then availability of quality schools (primarily grammar school), and then low crime statistics.

Rational: He leaves the Senate at the time he was still up significantly in his re-election race (7 points...not great, but if Chris Dodd had been up 7, he still be running) and is still relatively young. Takes 2 years off, isn't around for when the stuff really hits the fan (and I agree with many of the posters here, the worse is still to come) and can then campaign as a "moderate" Democrat positioning himself between Obama on the left and the "extreme" Republican on the Right.

My mother spent most of last week bitching at me to buy a house*. After the sixth or seventh time we went through "all the work turning up in my search is 3-6 month contracts; even if someone was stupid enough to write me a 30-yr fixed mortgage knowing I'll be funemployed again shortly, what's the point if I have to move out six months after closing?" I gave up.
I would love nothing more than a concrete basement for the litter boxes, but it's not gonna happen as long as the federal government continues to punish companies for having exmployes/using electricity/existing.

Heard an interesting take on the Antichrist. Since only God know when the appointed time will be, Satan has to have an Antichrist standing by when God gives the green light for the end times. So, Satan has had Antichrists ready to go while waiting for that green light. Genghis Kahn? Maybe. Napoleon? Probably one. Hitler? Yeah. Obama? Too fucking stupid and everyone hates him way too early.

My time frame, however, was when he announced he was leaving, which, IIRC, was around April/May of 2010.
And at that time, he still had a 7 point lead. Not great. But not bad.

So Ed More-easy over on HA was talking about Scarborough dissing MSNBC's sorry excuse for a prime-time lineup (again), and managed a fine example of a 'missing the point' moment. Specifically, he considered the GZM a spent story and a non-issue.
Frankly, he's kinda off on this one. While GZM probably isn't a core issue for most folks, it's a great way to tell 'who we want doing our business' from 'who we want out of our business'. So yeah, it's a good guidepost for us still, I think, a veritable Rorschach test for who 'gets' America and who doesn't.

This might not be a bad time to become a landlord, if you choose your area carefully and buy prudently, and assuming the bottom doesn't continue to crater.
I'm not seeing it.
We had to rent out our old house when we moved and couldn't sell it.
We're paying much more in interest than in principal and the house value is either staying the same or going down. How is that a good thing?
Not to mention that we have to save more money in case of repairs that will eventually be needed.

I had a real common-sense fairly conservative economics professor a couple of years ago. Of course, part of the curriculum was to teach Keynsianism. He allowed us to take it apart pretty thoroughly (although I had to do most of the heavy lifting there).
