The Seven Year Itch: When Do People Get Married and Divorced?

Of course based on this data it really should be called the seven-and-a-half year itch.

Young people are waiting to marry much more than they did 25 years ago which is a good thing. But it also flies in the face of my usual cynical advice to get hitched early so you can get your first marriage out of the way while you still have your looks and few communal assets.

Well that's been the breathless claim from lefty, anti-nuclear sites for the last few weeks - "Fukushima Daiichi nuclear accident has caused a 35% increase in infant mortality in several cities on the West Coast of America." But is it actually true?

Well Michael Moyer of Scientific American looked into the study and found that when you look at all of the data over a longer period the average infant death rate actually trended down after Fukushima. The creaters of this 'study' seem to have cherry-picked the data to make a political point, and the whole thing is just be typical activist bullshit.

San Francisco To Ban The Sale of Fish As Pets
Because they're afraid that they might be flushed or abandoned.

First kittens, then puppies and hamsters and now goldfish?

San FranciscoÂ’s Animal Control and Welfare Commission is recommending that the City ban the sale of goldfish, tropical fish and guppies in its borders, according to Matier and Ross.

The recommendation to the San Francisco Board of Supervisors is part of the commission’s ongoing efforts to discourage “impulse buys” of animals.

The commissionÂ’s ban would cover pet stores and breeders in the City. It comes after more than a year of study and findings that aquarium fish are often mass bred under inhumane conditions or stripped from the wild.

Apparently the city must have solved that whole homeless-shitting-in-the-streets problem since they seem to have time to work on the dead goldfish issue.

Well first you do shots until you blood alcohol is at least .19, then you take your Porsche out for a 140mph spin on PA back roads. Bonus points for keeping your dental records up to date so they can identify what was left after the impact and fire.

They're all sad and more ambivalent than you'd expect. Plus from the outside the circumstances they describe don't seem nearly enough to drive someone to take their own life. So it's not about the actual circumstances but more about their own mental state. And untreated severe depression is a fatal disease.

That is the Jackass way.  But why would anybody get into a car driven by somebody obviously very intoxicated and is known to do dumb-shit things even when sober?

The toughest part about a suicide note is that you can't get help proof reading it. I would think it the height of embarrassment to have spelling and grammar errors in your farewell note.

The "argument" for getting hitched early is that you are more adaptable when you are younger, so there is a greater chance you'll grow closer over time.

That pretty much describes John and my relationship as well, although there were a few times that going our seperate ways seemed tempting (for about 24 hours).  Since we ended up with a lot less years together than planned, I'm so glad we had time to get past the rough growing up/together part and were able to move into the really sweet part.

They started down as soon as the economy started/continued only faster going south again. Refineries are stocked up on oil, people don't use it when 425,000 of them get laid off each week.

It was driven up by a combination of supply disruptions, dollar depriciation, and speculation

It dropped due to oversold futures, demand slack, and manipulation by the CME with big hikes in margin requirements

Without resupply due to drilling, it'll go back up again

   For me it is the home market- A few of  us discussed this the other day but the banks are just not in a hurry to cut their losses. Which makes no sense. Unless there is a less obvious ploy in the offing.
   Someone predicted a mass bulldozing which made me think that the banks may be looking to let the houses rot and then try to make claims on insurance. Pop goes the insurance market.
   My wife doesn't think they can do that so the alternate paranoid theory is they get to write of the house on their taxes. Essentially another bank buyout.

Yup, that will do it. What they are going to release is 16 hours worth of oil on the world market and we aren't giving it away as in stimulus. We are selling it. He can see prices headed south because of the economy and wants to be able to take credit for it.

I wonder about this.  When I was young, I dated men my age.  When men my age finally wanted to marry, ten years later, they wanted to marry women ten years younger than me.  My advice to my niece will be to skip the guys her age and go for old guys, unless she really wants to end up like me.

(I think my ex's wife is about nine years younger than me...she kind of pissed me off a couple weeks ago nattering about how going out drinking beer was soooooo immature, compared to sitting on the couch with your husband watching reality shows.  Mmmrph.)

This makes sense but I am mostly thinking of the homes they have listed. They are no where near the fire sale prices I would expect and the I have even heard of them pulling them off market while there were competing bids. Meanwhile the places are being neglected. Tons have been winterized after the pipes froze etc.

Back in Oct 2007 the ARM's were kicking into the higher rate and home sales were lagging. A lot of homeowners in CA were missing payments and they were starting to go underwater

At the time there were huge brushfires from Castaic down to San Diego.  I said out loud that there were a lot of people who wouldn't be heartbroken to see their house burn down

Depends, some homes here all the value is in the land. People buy the house and tear it down and build a McMansion on the lot. That is only in certain areas though and after they build the new home the land/home ratio goes way down.

New houses developers will only have about 25% land value in the home.

Insurance is a whole different animal. The insurance only covers the improvments but you can value the improvements at more than replacement costs with some policies. If you have a mortgage the insurance must cover the amount of the mortgage. Does that make sense?

The listings run the gamut from people holding out for 2006 prices and places that would have to be bought at auction by investors since no bank would write a mortgage on the place in the condition that it's in. The key is to look for closing information and then cross-reference it with tax assessments. Here in Fairfax County, Virginia, for the types of houses we were looking at during late 2009/early 2010, the closings were settling right about at 2003 *assessment* values. It was uncanny. We were lucky that the property taxes we've been paying through the nose the last 20 years got us a nifty online site for finding this information and that there is enough real estate activity that my wife got closings alerts from a Realtor's website on properties that she had tagged. Shit. I was going to refer you to google maps, but it looks like they discontinued their real estate listings back in February.

Yet, there are about a dozen houses under construction. robtr knows these things, maybe he could comment but this is how it was explained to me. 50k lots now sell for 22k. $110 per square foot construction is now $80. ergo, it is cheaper to build from scratch then to deal with banks and homeowners that are locked into a price because they are upside down. Banks are refusing to contact or speak to anyone about foreclosures. There is one down the street from me I wanted to buy for a rental. It has been abandon for almost 9 months. I was told by the bank that it is still tied up in legal, whatever that means.

Actually, I think that a decent age difference may help.  From what I recall from my college days, women historically have married at around 22, while men married at about 28-29.

Since women mature faster than men, in certain ways, you're more likely to share the same values and expectations, while being at different points in your careers helps to provide support for each other.  You're both not worried about working all hours to impress the boss, and one of you can be stable while the other is trying to find their niche, etc.

My point was that an REO gone total loss around here would not be good for the bank because even a replacement payout for the improvements would not put much of a dent in the amount owed.

Figured that out on rereading. Still, could the payout and a sale of the land work better for the bank than the fire-sale price of a neglected home?

I don't know where you are but if home values have only gone down 20% you are lucky. They're down around 45% here in King County, WA if you look at it on a house by house basis instead of medial sales price.

Tied up in legal means they are forclosing. The bank can't sell it until they buy it on the courthouse steps. You can sometimes get deals at forclosure sales but you have to bring cash, closing is the day of the sale.

There are a lot of short sales here now which means the bank agreed to close for less than what is owed on the house but the bank can't initiate those sales because they doen't own the property yet.

Regarding the house you are looking at you could find the owner and make an offer and see if the bank would agree to a short sale. It doesn't mean the owner is off the hook for the balance but it might or at least they could work out some terms with the bank.

The people still living on the street mow the lawns because they cannot make the banks do it, but the houses are falling apart.

I think this is a big problem in our culture.

There is occasional discussion in the media about whether porn sets unrealistic sexual expectations, but what about rom coms and romance? And perhaps preciously because no one ever talks about it, some women do seem to let it have an effect on their real world expectations.

Yeah they have, I am getting ready to bet on it I think. Maybe, maybe not. I have never been in this position before. I just sold the last of the homes in a short plat I built and over the course of the loan I paid back all of the principle and $500,000 in interest.

The bank wanted more though and we said no so they agreed to a short sale. We stayed with this project for the last 3 fucking years feeding it money, taking checks to closings and making sure the bank got paid instead of walking away and giving them the keys like everyone else did. Now they still want more although they are willing to negotiate on how much, nice of them.

I am getting ready to see how popular they are in front of a jurt i think.

There may be something to the bank mumbling about houses being tied up in legal. There was an abandoned rancher in our neighborhood that prospective buyers looked at non-stop.  There were no-trespassing notices on the door from the bank, but whenever house hunters called the bank, they were given quite a runaround.  About 18 months later an elderly couple bought it.  If I don't miss my guess, they paid cash, and that's why it finally sold.

As for owners being delusional about home values, our next-door neighbor was asking top dollar for his house in '09 even though lookers were few and faaaar between.  It finally went into foreclosure.  The new owners got it from the bank for $100K less than the original owner wanted.  The buyers laughed at the original owner's asking price the previous year.

I'm very proud of myself 'cause I took all four kids yesterday.  They were really good, particularly since it was a six hour day and included a couple classes for me.  I think we've got our curriculum nailed down.  It's not all here yet since I waited until the end of the day to order, but it won't be long now.

My oldest says this is the first time she's ever been excited about school which goes a long way in aleviating the "oh my God, I can't believe we're doing this" factor.

Thanks but that doesn't work for me. Mine was a commercial loan. If I had it to do over again I would have just walked 3 years ago. The houses would have sold for more at forclosure than we ended up selling them for and overall would have cost me less money.

Our county reaalllly wants to go the Agenda 21 route, but the main fighter is a force to be reckoned with.  She told us that early adoption of those asinine U.N. rules are a major reason Cali is being abandoned and home prices are 10X higher than before that crap took effect.   Her stats showed that homes in northern VA counties (that also signed on to sustainability plans years ago) have increased in price five fold.  The goal is to nix property ownership by making home prices and/or the ensuing tax rates/rules untenable.

Yeah you would think that the way times are that a bank that got ALL of it's fucking money back PLUS $500,000 interest might think that's a pretty good deal on a real estate deal these days.

When the market first started going south we met with them to try and work out the same type of deal that they were working out with other builders and they said no, you guys will pay us back. So they let the slimeballs that were in over their head walk and held us to our original deal.

I am about ready to say fuck em and let the jurry decide unless the Tsunami gets me first. I live on hill though so that won't even work

Generations ago, you got that over with by, say 25. My mother was a college professor for a few years before she got mairried and had us. Less educated women did that a few years after high school. 

Now, childhood is pushed out for everyone a decade, but biology hasn't changed. My sister married and had kids late, and her son had some defects that appear only mostly when the mother is above 40.

So if the dad wants more than one kid, there's a tendency to look younger.than his age group.

Maybe its something like I just saw on Pawnstars.  They mentioned that they can't buy any firearms built after a certain time.  But the guy had brought in a prop gun that was only capable of firing blanks.  So could it be possible that the guns they are using are only "prop" guns?

Yup.  Biology sucks, but it's there.  A man who postpones marriage in order to build up his career helps himself, because he can bring more to a relationship.   A woman, unfortunately, has about fifteen good years of fertility, which is when she offer the most for a relationship. (That's not to imply that a woman's only value is in her fertility, however it does mean that fertility and the promise of a family do have a value when considering mates)

This started out as the state's attempt to ban porn in any venue receiving public funds.  Lafayette just happens to have a publicly-owned cable/ISP service, the only one in the state (and a disastrous boondoggle that's losing an assload of money), so legislators in the area were trying to carve out an exemption for the city.

That didn't go over so well in the Legislature, so some idiot spoke up and said "hey, suppose we enact a statewide ban on porn for ALL cable systems operating in the state?"  The Acadiana delegation, mostly Republicans, rushed to the microphones and said yeah, that sounds GREAT!  Fuck PRON! in response to this hilarious notion of telling private cable companies that operate nationally what programming they would and wouldn't be allowed to carry in Louisiana.

Democrats, Republicans; it makes no difference here.  We're just a nanny state of a different streak.

The process included a horizontal linear meter, and I was working inside of a double relative coordinate system trying to use single pixel width line objects to draw the big and little ticks of my linear meter. The language that I was working with painfully wouldn't allow me to either loop or recursively call my methods. My mind was cooked when I was done.

No a [roprietary HMI language; From Trihedral Engineering.

The problem lies with the structure. It has two structures, simultaneous, where all statements (or lines of code if you will) in a particular segment are considered to execute simultaneously, specifically such that you cant guarantee which order they execute in and they loop infinitely in a static state (get executed over and over again as fast as the processor can evaluate them). Then they have a sequential structure which runs like a language should run. Unfortunately all the drawing methods are in simultaneous. So you have to write without order of execution or the ability to call recursively (although it worked sort of, a 10th level recursion sapped 90% cpu power) or use loop controls and only very limited conditional controls.

Okay, so I took in a double feature.  Ya know, cause I have absolutely no life.  None whatsoever.  Zero.  So...I do things like this on occasion.  I didn't see Super 8 when it came out.  Or Green Lantern.  So...I gotta, ya know...catch up.  *Cries*

So, right, first up...

Green Lantern.

So all those bad reviews you've read?  Yeah.  Pretty accurate.  Some of them are too harsh, but overall?  Piece of shit.  Not the biggest piece of shit, though.  For instance, Avatar was far far bigger piece of shit.  But, yeah, I can't recommend it.

Ryan Reynolds, who plays the lead character Hal Jordan, actually isn't so bad.  I still don't see him as Hal Jordan, I only ever thought "Ryan Reynolds (in the role of Hal Jordan)," but he could have done worse. 

Blake Lively plays Rya...Hal's love interest, Carol Ferris.  Blake Lively can't act.  She's like this movie's Katie Holmes.  Dude...recast for the sequel (if there is one).

Peter Sarsgaard plays Hector Hammond.  Why they included this character is pretty much beyond me.  The character sucks.  He's a guy who, in an accident, somehow gets a giant swelled head and telepathic and telekenetic abilities.  Whoever was in charge of the make-up department for this movie needs to get fired cause in the movie Sarsgaard's head swells into the shape of a giant, unshaved testicle.  Tim Robbins plays Senator Hammond, Hector Hammond's father.  This was baffling.  Tim Robbins is only 13 years older than Sarsgaard.  It looks...weird. 

Mark Strong plays Sinestro.  I'll tell you what, they get the look of Sinestro.  But two things, Strong doesn't bother acting either.  PEOPLE!  EARN YOUR FUCKING PAYCHECKS!  GAWD!!!!!!  But he's at least not in the movie much.  But the sequel?  Oh yeah, they go there.  Mid credits sequence.  I'll get to that in a moment.

The other villain is a character called Parallax.  Who?  Yeah, it's complicated and convoluted.

So how was the story?  Well, in a word?  Stupid.  Nothing happens for any particular reason.  Things happen cause they're supposed to.  Not organically, it's just because...because.  Hector Hammond becomes the villain *because.*  Hal Jordan and Carol Ferris are all googly eyes *because.*  Hal Jordan becomes Green Lantern just *because.*  There's never really anything that happens for any real reason except because the writers have certain story elements that need inserting and by God they were gonna shoehorn them all in there regardless.  And the sad thing was that one of the scriptwriters is a guy named Marc Guggenheim, who has much experience in Hollywood and writing comics.  So when *SPOILER ALERT* Sinestro slips on the yellow ring for the first time at the end in the mid credits sequence, it's like...why?  Why you do that?  Why did you even pressure the Guardians of Oa into creating it?  What the hell?  Who am I?  What am I doing here?  I'll not get into the completely baffling changes they made to the comic book, why the chose the villains they did and why Sinestro wasn't a villain from the get-go.  There's no point except to mention that this movie was a series of bad decisions, one after the other.  Which sucks.  The director, Martin Campbell, does all sorts of cool stuff.  He's done two awesome James Bond movies and last year's Mel Gibson thriller, Edge Of Darkness.  But he's a conventional action director, not one of those you can stick on a sound stage and expect him to go nuts.  But I will say, the movie looked very good.  Except for some bizarre close-ups in the beginning of the movie, just really good looking.  Otherwise it was a piece of shit.  Two out of five stars.

Super 8

I liked it.  Very Spielbergian.  But JJ Abrams needs to take his lens flares and shove them up his ass.  FUCK YOUR FUCKING LENS FLARES, JJ, YOU FUCKING AMATEUR!  Jesus...

Otherwise, it was great.  I really enjoyed it.  So many good characters, some really good fx work...the alien was okay looking, but you don't see it much anyway.  It's just a big goofy monster movie.  Air Force gradually takes over a town when an alien monster gets loose and these kids are running around trying to make an little homemade zombie films the entire time.  It's that schmaltzy Spielbergy style set in the...70s, 80s...slightly anachronistic era where the military looks 50s, characters dress 70s and then there's some dude with a Walkman.  But it's about puppy love, amateur filmmaking and pissed off alien monsters out for revenge.  And it's really good.  Totally worth seeing if you have the time.

I want to give it four stars but...mmmmmm, it's not exactly the end all be all of summer movies.  And there's not much more to say about it than what I just wrote.  Mmmmmmmm, three point five out of five stars.

I'm having a good time doing just that, and the stars have aligned for me on this trip like you wouldn't believe.  Kinda excited about the drive home!

Lens flares are are flares or streaks of light across the film.  In JJ Abrams case, lots of long blue streaks of light across the image on screen.

Pop filmmakers think they're cool beans.  The rest of the world thinks they're amateurish and obnoxious since they tend to either obscure what's on screen or dominate the whole image.  It sucks but JJ Abrams, for some reason that makes sense only to him, wants that to be his signature style.
