I couldn't hear any coherent policy in the speech (and I don't normally listen to the one since naps impart far more wisdom than he), but I did think he has learned to use the teleprompter better and the paraphrased bits from Bush rolled off his tongue smoothly.
If my vision of Amerikkka was for the executive to bypass Congress and follow France in action, I would have been thrilled.
Thanks again to the Soros, the MBM, and the 52% for giving us what we apparently deserve--a totally incompetent UN-loving dolt with no traceable past (I wonder if he was in the Witness Protection Program before he ran for the Senate?).

That would be, at best, a Pyrrhic victory for them.  Consider: it's cities where liberalism can flourish.  Only in cities is one so disconnected from the real world that the answer to "where does food come from" can be "the grocery store."  Only in cities, and, to a lesser extent, the 'burbs, can one get to (a very limited subset of) "everything" by walking.

If you kill the cities, people go back to suburban and rural communities- which lend themselves more toward conservative viewpoints.

When Jeffords jumped to the democrat side,  effectively ending any possibility that the GOP could get some stuff passed,  Kristol had the "scoop,"  and sat on TV with brit Hume,  grinning like a Cheshire cat.  I am convinced that kristol caused the jeffords defection from things that were said at the time,  but I can't prove it.  Kristol was AWFULLY happy to announce that Bush had lost his slim majority.

Has anyone here finished a framed-in and pre-plumbed and wired basement before?  We're looking at a house that is in a stellar neighborhood.  It's bank-owned and a great price.  'Hasn't sold yet because there are only 3 bedrooms and 2.5 baths (which is big enough for us, but not for most families here in Utah).  The basement is about 20% finished (beautifully done family room with big windows) with the unfinished part already having the windows, the walls framed, electrical put in, and the plumbing for one bathroom plumbed.  (I think the unfinished part is about 1200 sq ft, but we'd probably only finish a bathroom and one bedroom, so perhaps 400 sq ft of that.)

I'm just trying to get a rough estimate for finishing a bathroom and for finishing generic living space.  Any ideas?

Actually, I was unclear (I'm out of it - it was a super dooper long day yesterday!).  There are already big windows with beautifully done window wells installed, even in the unfinished space.  So that's all ready.  I think the windows are even large enough to be egresses, so the bedrooms would be "legal" in this state.

HGTV and DIY have tons of videos on their sites showing this.  Mike on HGTV, the "make it right guy" routinely finishes basements.  I would start by checking the codes in your area.  If you put a bedroom and bathroom down there the code may be different than if you don't.   And then, thinking like a NYer, if you are going to put a bedroom and bathroom down there then put a small kitchen too so that someday, when you go to resell, more people will look at it cause it has an apartment.   Even if you don't use it for income, it could house the independent kid right out of college or grandma and grandpa and a lot of families think of that as a plus.  If you can put a separate door for your area and one for "the apartment" that would be great.  If you can figure out how to have an additional mean of egress to the apartment with a separate entrance that would be great too.  Sure, maybe your up front costs will be more going in but the eventual value at resale will be much larger.  Mike always has a spray foam guy come in to spray the exterior walls and this stuff seems amazing as he's shown on his shows that it really does insulate and since most of his shows are in very cold canada the system must be a good one.

I would be extremely careful about the flooring because slabs can "sweat". Carpeting can mildew and wood can warp. Do alot of research. Avoid ceramic tile on that if you ever plan on standing on it for more than 2 min. Bathrooms on a slab take ceramic tile beatifully and if it's preplumbed you can get away with picking up your own appliances, mirrors, etc. I'd say, here, $16,000. There maybe 10?

180 The most important thing to do is to make sure that the basement is water tight.  It would be horrible to do all that work and then find out you have a water problem.  One of my friends bought a little house in queens.  The finished side of the basement was water tight but the other side, which wasn't finished wasn't.   He had already made a work out room and put in a ballet bar and mirrors for his wife when the rains came and they were crying.

You can probably do a lot of the work. Sheetrock isn't much fun, but it isn't difficult. Just be careful and methodical. You could even tape and mud and paint, and it will save you even more money. Painting a new space is easy, especially if you mask carefully and use a good quality sprayer (buy one. The rentals are usually beat up and expensive).

I would suggest using a pro for the bathroom, the door hanging and the window and wall trim. Cutting miters isn't easy. Even carpenters have trouble sometimes.

You have to have a lot of intestinal fortitude.  Dealing with the banks is very difficult and they hold all the cards so things aren't always fair.  I've heard some horror stories that are just mind boggling.

I hope you get the house but rule #1 in real estate is "don't fall in love with a property".  The reason being, this should be purely a business decision cause otherwise you could make some tactical mistakes that you don't want to make.

Also, an inspector and a real estate attorney.  Even if you just pay the attorney for advice, it's worth the money.

lastly, if for some reason you don't get the house, it wasn't meant to be.  It has been my experience that people end up with a much better house than the house they didn't get.   They usually think I'm nuts when I say this but it is absolutely true.

Before you finish the basement, you need to make sure there aren't water problems.

Here in southwest PA, everyone gets a little water in their basement with heavy rains, unless you have french drains or some other system.

 

Is the home you're looking at on the bottom of a hill? Does the ground surrounding the home slope towards or away from your house.

 It's important to get a good idea of what water issues there might be before you invest a lot of money into the basement.

Yep.  Framing, electrical, plumbing, and duct work (forced air) are already roughed in.  We'd need insulation, drywall (or whatever you put on the basement exterior walls), flooring, trim/doors, and fixtures.  There are already two really nice doors to the framed-in section of the basement. 

We're not handy enough to do that ourselves, but the price is so good that we actually would probably be able to hire someone to do it using our cash reserves (probably waiting a year or two just to make sure that there aren't water issues - basement looks very dry and we've had a very wet winter for these parts, I'm told - or other unanticipated repairs that need addressing first). 

The house is 16 years old and in very good shape - just cosmetic issues that I can handle myself (mostly painting and a bit of yard work) and a bit of exterior dry rot on the back porch that is not structural (would cost maybe $500 if our old handy man in California did it - and this is Utah so it'd probably be at least as cheap since our old guy was legit, ie: he was not an illegal alien).

It's on a hill, about midway.  There is a grade going up to the house (it's on a corner lot), but the house itself and most of the back yard (about a 0.42 acre lot) is flat.

One thing we will definitely do due diligence on is the stability of the land.  Other neighborhoods south of here have had foundation issues.  Our realtor has experience working with inspectors and engineers to check out houses for problems.  Based on her experience in this neighborhood and what we can see of the house and driveway, we aren't expecting any.

If you are looking at having to "finish" a house, figure out what you want to have done, get estimates, and then take that amount off the *asking* price for the house--since it's unfininshed. 

Now, since you've reduced the *asking* price, you can start negotiating to a *selling* price.  If the bank won't negotiate, walk away.  They lose money every single day they hold on to that property, they eat the taxes, get no income, etc.  It goes in their liability ink, not assets ink.

Best use of a basement:  home theater.  Cool in summer, stable temp in winter (oh, and go for the heated floors.)

And I cannot stress this enough:  scrap the water heater for one of those continuous hot water deals.

YMMV, of course, I'm on my third house now, bought one new, one used and the used one has been the far bigger headache, maintenance-wise.  Never should have bought it, but the Mrs. *Loved* it.

This house is (amazingly considering it's bank-owned) not a dump, but it is the only home in this immediate area we could afford (very few on the market there, too).  It was a Parade of Homes home back in the day (per our realtor) so it has things like tiger maple cabinets in the kitchen, high-quality tiles, wood flooring, and really good carpet.  The house next door has a slate roof, including on the turret/castle-style children's playhouse in the back yard!

I think what's holding it back is really just that the full daylight basement is only 20% finished and it needs at least one more bedroom and bathroom for the neighborhood.  Other houses of this size and price would have 6 bedrooms.  Believe me, in Utah they need 6 BRs!

Most of our neighbors have 4 or 5 kids.  Eight is not unusual.  I don't know how the women do it. 

It's an interesting culture.  The women are pretty amazing.  The men really vary from ones who really seemed like pampered babies to very leaderly, capable men.  But almost all of the LDS women I've met have been impressive in a quiet, traditional family way.

I don't think he's much of a Democrat (he's not really a Republican either) but he does real estate deals in big cities which drip with Democrats and the attendant corruption.  Dems are better for his business because, like most big money people, he isn't really into stuff like competition.

He's bringing up the birth issue because it's a niche and he wants to get attention.  The thing about America is, if there is something that can't be said in polite company, then there's someone who will go ahead and say it.

I worked for a mormon who had been relocated to CT to come and work in our office.  He was truly an amazing man, I learned so much from him that I think of him every day.  But, he was miserable the entire time he was here.  He missed the west coast terribly.  He was based in CA and when his three year stint was done, he told them he wanted to go back and they were fine with it cause he was a very valuable employee to them.  I was in NY to be his eyes and ears and keep him informed so it worked out fine.  His wife was truly a lovely woman and his kids were great also.  they would do an open house once a year and she made all the food.

We've been very happy living here so far!  Very good neighbors.  For me it has been especially good because I've been a little lonely/isolated, but the women in the ward include me on a lot of the activities.  It's a little hard not having a common frame of reference, but it helps that I really enjoy cooking and that I sincerely respect the folks here.  I think if you come here as a non-LDS and are not politically-conservative and are anti-organized religion, it is probably torture to live here.  But we're both very open-minded and share many of the same values as the folks here, so it's working. 

One of the houses I visited yesterday was owned by an older gentleman (former pharmacy professor from back East; Boston and NJ) who had lived here 15 years.  He's Jewish but he was sincerely raving about the community and I believed him.
