Great article on the housing dip.

I've paid down over $45,000 in principal over 4 years.  Because I was so aggressive, I was FINALLY able to refinance into a 15 year.

However, my home value has dropped so drastically over the last 4 years (I paid $205,000; the assessment is now around $165,000), that I will have to pay PMI for at least 18-24 months...

Here's the kicker:  I live in a very nice area in a fantastic school district; plus, I'm a very frugal guy who has zero debt except my house.

I can only imagine how screwed a person with student loans, car payments, etc. must be.

44 I contracted my own house, so I'm confident it can't drop below replacement level, unless wood gets really cheap.  And I'm proud to say that all my subs and workers spoke English, sometimes drunkenly, but English nonetheless.

Funny--I just had this conversation with a friend of mine. He said roofers are the big drinkers, but drywallers are the stoners. And we live next to a landscape outfit where you could smell the burning shrubbery every morning before they'd head out to a job.
