Suspected Amish terrorists again. This time in Nigeria.

At least 29 pupils and a teacher have been killed in a pre-dawn attack by suspected Islamists Amish terrorists on a school in northeastern Nigeria, reports say.
I may have made up that part about blaming the Amish.

Both agents are with the same company....but we don't know if the seller's agent brought the buyer too....which would mean she doesn't have to split her commission.....albeit on an unsure offer.  With our offer she'd have to split the commission but on a definitive offer.

    I have no carb problems because I never mix more than 1/2 gal of fuel and NEVER store it with any fuel in the tank.

   A judicious slug of fuel system cleaner in the fresh mixture keeps it clean.  That, plus meticulous attention to mixture ratio seems to do the trick.

   And way back when, I bought a half dozen carb kits, when they were fairly easy to get.

Did you know that they were separate countries before being amalgamated by the British in 1914. Perhaps in hindsight that wasn't such a good idea. This pretty much sums up are home purchase.

They originally wanted 250k, which was probably a stretch before the collapse (Even with the interior renovations).  Not that you couldn't get it there with some yard work (pre-collapse).

They had just dropped it to 225k before we made our first offer.  Admittedly a lowball at 190k with a new roof (the roof was viably bad from the street)

They rejected.

So we waited, not to long just long enough. They had an open house which we went to just to see the sign in sheet: Nada. House had already been on the market for 6 months (3 weeks past the price drop.)

So we came back and said "listen, we're you're only offer." 210k.

No.

Fine, 216k but we want 3500 in closing costs.

Apparently they're agent strongly suggested they listen to us. (Plus it was an estate owned home, I'm sure at least one of the trustees just wanted to unload it, they had already held it for an entire year's worth of property tax.)

If its absolutely no contingencies, I would go cash, but usually there are always some contingencies.  If the other offer has an actual contract signed on their house it may be worth considering.  18% return is tough to beat.  You almost need to see the contract of the other to see the likelihood of that one closing, cascading contingencies wouldn't be good.

238 Tobacco road 229. A cheap way to control the box fan would be wire it through a common work box with a dimmer switch installed. Just be careful with wire splicing, have the fan set on high, and use the dimmer switch (rheostat) as a speed control.

258 Tobacco Road, I should add that I've used a "Router Speed Control" from Harbor Freight to control the speed on an AC motor that I have. They cost about $20. I think it uses PWM to chop up the AC so you get about 10% to 100% of the speed, and you do actually get to turn a rheostat to control the little box. http://scoamf.us/Cw
