1) If the blank post is immediately followed by a comment by the same `on or `ette (let's say, within 5 minutes), then we can assume the <enter> key was hit on accident
2) If the blank post is NOT followed by a corresponding post, then we must assume that the post was an act of trolldom, thereby and justifiably exposing the poster to being called a Blanker and other foul terms.

If you were selling a house, that had been on the market for several years, and you had two offers.....one which was contingent on the sale of another house (offer amount unknown but let's say for the sake of argument it was full asking price) and another that was 18% off your asking price but all cash, no contingencies....which would you take?

Both agents are with the same company....but we don't know if the seller's agent brought the buyer too....which would mean she doesn't have to split her commission.....albeit on an unsure offer. With our offer she'd have to split the commission but on a definitive offer.

Daniel Pipes' blog gives a good rundown on how much is murky about the situation there. On one thing he doesn't leave any doubt about where his sympathies lie:
Anne W. Patterson, "hayzaboon": The U.S. ambassador to Egypt has been a disgrace, siding with the Muslim Brotherhood. Being the object of loathing on the streets of Cairo and called "old hag" has been her not undeserved reward for this betrayal of American principles.

Meanwhile, here in America we inflict great harm on our schoolchildren in other ways. From the People's Republic of Boulder:

"A lot of these students came up with really amazing projects," said Heather Hilson, a college student who's a teaching assistant in the program. "It's going to be up to their generation to solve the climate issues."

I have no carb problems because I never mix more than 1/2 gal of fuel and NEVER store it with any fuel in the tank.
A judicious slug of fuel system cleaner in the fresh mixture keeps it clean. That, plus meticulous attention to mixture ratio seems to do the trick.
And way back when, I bought a half dozen carb kits, when they were fairly easy to get.

Chainsaw dealer: "This new model Z5000 will easily cut down 50 trees a day.
Bumpkin: "I'll take it"

One week later-
Bumpkin: "This lousy chainsaw you sold me is a piece of crap. I've only managed to cut down 5 trees a day."
Dealer: "Let me check it out."
**pulls cord**
"VRROOOMMMM!"
Bumpkin: "Oh my God. What's that noise?"

Well today marks 28 years of wedded bliss for Missus Muldoon and myself. Think I'll go mow the lawn, then hang out with the grandkids for a while. Tomorrow the two of us will have a nice quiet dinner together somewhere.

Some sellers are demented and will hold out for years until they "get their price"...
...but they fail to realize the tax clock and maintenance clock keeps ticking and will cost them more in the long run than just taking a reasonable albeit lowish offer.

This pretty much sums up are home purchase.
They originally wanted 250k, which was probably a stretch before the collapse (Even with the interior renovations). Not that you couldn't get it there with some yard work (pre-collapse).
They had just dropped it to 225k before we made our first offer. Admittedly a lowball at 190k with a new roof (the roof was viably bad from the street)
They rejected.
So we waited, not to long just long enough. They had an open house which we went to just to see the sign in sheet: Nada. House had already been on the market for 6 months (3 weeks past the price drop.)
So we came back and said "listen, we're you're only offer." 210k.
No.
Fine, 216k but we want 3500 in closing costs.
Apparently they're agent strongly suggested they listen to us. (Plus it was an estate owned home, I'm sure at least one of the trustees just wanted to unload it, they had already held it for an entire year's worth of property tax.)

If its absolutely no contingencies, I would go cash, but usually there are always some contingencies. If the other offer has an actual contract signed on their house it may be worth considering. 18% return is tough to beat. You almost need to see the contract of the other to see the likelihood of that one closing, cascading contingencies wouldn't be good.

Another weapon lost in the Obama administration's failed Fast and Furious gun-tracking operation has purportedly been traced to two more killings, including the fatal shooting of a police chief in Mexico.
It'd be nice if we passed a Constitutional Amendment that Federal Agents were limited to weapons private citizens can buy.

So Bill- Are you saying to just mount a dimmer in a typical switchbox? Fan set on high?
Do these two opinions conflict?
I am good with home wiring, just not knowledgeable enough to make mods without advice.

Just for grins, check out youtube for any kind of music associated with "templar" or "templars".
Lots of hits, disproportionate to the actual quality of the music, basically contract work medieval compositions.
Got to mean something, as a friend of mine used to say, because it can't mean nothing.
